We can offer a unique service that allows you to pick and choose how much, or how little of us you need to help complete your project. Our workstages are based on the RIBA stages of work and are broken down into three sections:
The Building Design Stage focuses on the necessary drawing stages you will need to go through to complete your project. We can offer a full service providing all stage drawings, from Concept to Construction.
You may only need us from Concept – Planning stage, or Building Regulations only, we can help, whatever stage your project is at.
You will be presented with a design workbook which is updated during the design process until we have a fixed design at planning stage. The workbook will also serve as a lovely record of the design journey to creating your dream home.
Planning Design and Building Regulations Design services will include handling the necessary local authority application and approval processes.
Construction Drawings will include the construction information required to complete construction of the building elements, including necessary design details.

Think Pinterest combined with 3D massing design to help visualise the design concept. We will research the site and its wider setting to help steer the design. A key consideration will be maximising natural light, creating opportunities for enhanced views, together with the integration of eco and sustainable building design concepts to help make your project an exciting and efficient building to live in, with well-being at the heart of the design process.
Negotiating the planning process and obtaining planning permission for your home can often be the trickiest part of your project. Our service includes management of the process, and knowing whether an outside planning consultant would benefit the project. We will prepare, submit and monitor the planning process, keeping you up to date and dealing with any negotiations that might be required on your behalf.
The nuts and bolts part of the process. At this stage the approved planning drawings will be developed into full technical drawings in order to meet the necessary building regulations and design standards relevant to your project. We will also co-ordinate other necessary design information, such as Structural Engineers and Mechanical and Electrical consultant information.
Our construction drawing package will provide everything you need to build your dream home. We will agree a working drawing package with you at the outset to ensure your contractor can get on site with the information they need. We can work directly with you and your contractor under our pre and post contract services or you can just refer to us for ad hoc assistance when you need it.
The Detail Design Stage is where the real fun starts. We can offer a full service providing input and detailed designs from lighting and electrical layouts, to internal design features and staircase design.
With our help, you can pick and choose exactly what level of detail design you want.
The detailed design stage is where you begin to see your project come to life. You might have very specific ideas or you might want our input, we will work closely with you to achieve the design you want.
We will prepare a design finishes workbook that we can add to as the project progresses.
We can work with manufacturers, provide detailed working drawings for important design features such as staircase design, internal lighting design or detailed joinery design.

The Pre & Post Contract Services will go hand in hand with the detailed design stages and will form an important part of the tender preparation and tender process.
We can work with your preferred contractor or help you appoint one from a list of contractors we work with.
Our pre contract services include preparation of the specification of works, tender package information, form of tender and management of the tender process.
We will provide a tender report, deal with tender negotiations and advise on the appropriate construction contract. Once contracts are signed, we can provide a post contract quality and design inspection role on site, deal with site queries, contract administration and handle the completion and handover process.
We also offer a project management service, co-ordinating the specialist design team.
